Job Description

6 - 10 yrs. of experience, especially in areas pertaining to Facilities Management (Defence / Hospitality experience preferred). Should have at least 3 years of Real Estate property management services and must have been involved in handover / post-handover operations of residential unit / common area.

Duties & Responsibilities:

Provide high quality, timely and efficient delivery of FM services as per defined service levels, right from pre handover to handover and until society / RWA formation
Manage FM services including housekeeping, maintenance of equipment, security and overall operations for respective site/s with outsourced FM agencies
Monitor and audit vendors performance by ensuring measurement / tracking of all SLA deliverables on regular basis
Develop locational budget and monitor its adherence. Also track outstanding status of maintenance advance / collections
Adhere to and verify SOPs and IT systems to ensure effective FM operations. Regularly audit processes and documentation of FM activities
Track and handle customer escalations and ensure satisfactory closures at first level.
Support Regional CR head with insight on customer expectations and issues vis--vis product and FM delivery. Collate and prepare details for monthly reports & MIS
Prepare pre handover and handover schedule and ensure adherence.
Effectively drive seamless takeover of units, common areas from Projects
Ensure timely addressing of internal and customer feedback by tracking progress along with Projects and CR Heads help
Liaise with regional CR team for scheduling of invites and unit handover.
Collate and track customer complaints during and post-handover from systems to determine the areas which are critical to customer / business.
Actively participate in customer meetings and ensure a smooth closure of concerns
Lead the society formation process (legal, documentation) and ensure complete handover as per of amicable exit plan

Salary: INR 10,00,000 - 15,00,000 P.A.
